Cancellation Policy

Your reservation assures you that the Cottage will be held in your name for the desired date.  Your reservation assures us that the room has been rented.  We understand that last minute emergencies and unforeseen circumstances do arise, however we regret that exceptions to our policy cannot be made.


  • There is a $20 Administration Fee for all cancelled reservations regardless of when the cancellation is made.

  • Cancellations made prior to 7 days of your arrival date will only be charged the Administration Fee.  Cancellations made 7 to 1 days prior to your arrival date, 50%  of first night's stay plus Administration Fee will be charged to your card.

  • For cancellations made under 24 hours or a No show / No call, your credit card will be charged the full amount of your reservation.

  • There is no refund for late arrival or early departure.



  • Chestnut Hills Cottage requires a two night minimum stay. 

  • Nightly Rate $159 per night plus tax

  • Special Discounted Weekly Rate (7 nights) $895 plus tax

  • A $50 cleaning fee is added to each reservation to allow us to provide extra safety and sanitizing measures during COVID-19



  • Chestnut Hills Cottage is set up as a quiet, romantic retreat for 2 adults

  • Maximum Occupancy is two

  • This property is not suitable for babies, children or pets

  • Additional occupants with sleeping bags, air beds or tents are not permitted

  • All bed linens, bath towels, paper products (toilet paper, paper towels) are stocked in the cabin for you.

  • Kitchen is fully stocked with dinnerware, pots and pans, cooking implements

  • Coffee, Tea, Cream and Sugar, Salt and Pepper are provided

  • Kitchen appliances include Full size fridge with freezer, coffee maker, microwave, hot water kettle, cutting board, kitchen knives, mixing bowls. measuring cups, toaster

  • Outdoor hot tub

  • Heated towel bar in bathroom

  • Shower gel, Hand soap, Shampoo

  • Hairdryer

  • TV with long distance antenna (42 channels) and Netflix

  • Wireless internet (password is located inside cabin on welcome letter)

  • PLEASE NOTE that a landline is not provided - so please bring your cell phone and necessary chargers

  • i-pod dock and alarm clock

  • Heating and Air Conditioning

  • Small dvd and cd library

  • Copy of local menus and driving directions and brochures for local attractions

  • Hiking guides for Shenandoah National Park

  • Iron and Ironing board



How many people does this unit sleep? The cottage accommodates a maximum of 2 adults.


Can I bring my baby/child? No. This property is not suitable for babies or children.


Can I bring my pet? No, sorry.


Is smoking / vaping permitted? Smoking and vaping are permitted outdoors only.


What is included with my stay? All linens are provided, including bedsheets, comforter, bath towels, and a kitchen towel. Basic toiletries including handsoap, shower gel and shampoo.  The kitchen is fully stocked with utensils, dinnerware and cookware. Appliances include coffee maker , microwave, full size refrigerator, oven and toaster. Coffee, Cream and Sugar, Salt and Pepper are stocked in the cottage. Local hiking and biking guides are also included.


What do I need to bring with me? Your Cell Phone and Charger. A Landline is not provided. Bring any snacks or groceries you will need during your stay. The tap water is safe to drink but bring bottled water if you prefer. The cottage has its own private hot tub so bring your swim suits. A small DVD library is provided but feel free to bring your own favorites. The alarm clock in the bedroom has an i-pod dock so you may wish to bring your i-pod.


Does the unit have down pillows or bedding? No, all of our linens and pillows are hypo-allergenic.


Is there a telephone in the cottage? No. No landline telephone service is provided at Chestnut Hills Cottage. Please bring your Cell Phone and Charger with you. Most providers have reception and coverage in this area.


Is there an iron and ironing board? Yes.


Is there a Barbeque or firepit? No.


Is there Internet? Yes. Chestnut Hills Cottage has wireless internet.  The password is provided on the hall console table.


Is parking close to the Cottage? There is a gravel parking area located adjacent to the Cottage. Please do not drive on the grass directly in front of the cottage.


Can I rent the Cottage for just one night? Sorry, no. Chestnut Hills Cottage has a two night minimum stay requirement.


Do you offer a discounted weekly rate? Yes. Enjoy a whole week (7 nights) at a 20% discounted rate (breaks down to $127.85 per night)


May I entertain guests or host a party at the Cottage? No. This property was designed to be a quiet couples retreat. Additional vehicles, guests and / or parties are not permitted.


Do you offer any other discounts (AARP, Military, etc.)  No. We try to keep our rates as low as possible and thus cannot offer any further discounts.


Is it ok to check in during the evening?  Absolutely!  Guests with reservations will receive a Keycode for the front door of the cabin.  This allows you to check in at any time without having to meet us at the office for a key.  Guests may come and go as they please!


Are there any other houses nearby?  Chestnut Hills Cottage is located at the end of Timber Drive - no vehicles will drive past the front of the house.  The view from the cottage is meadows and woods, you will enjoy lots of privacy and a view not impeded by other homes.  There is a woodshed behind the Cottage which stores some farm equipment and wood.  Your hosts also have a home on this 40 acre property, so are nearby if needed (their phone number is provided in the cabin) but everyone is able to fully enjoy their privacy.

Are there hiking tails on the property?  No. Most of our couples choose us for the close proximity (10 minute drive) to Shenandoah National Park where there are numerous amazing trails and hikes!
